Frequently Asked Questions
If I have bad credit, should I still apply?
Yes. Just let us know what to expect and we can verify it when we complete our credit checks. If you’re a good tenant with good references, you will still be considered for the property but there may conditions; i.e. WINZ redirection, or rent payments directly from your employer.
Can I use my bond to pay my rent?
Your bond is held in trust with Tenancy Services.
Your bond is to cover any damages and cleaning (if necessary) at the end of your tenancy. It is not there to cover your last rent payment.
What do I do if I want to give notice?
There are two types of tenancies: fixed term and periodic. Check your tenancy agreement to see what type of tenancy you have. If you are on a fixed term tenancy, you have a legal obligation to stay at the property until the end of the fixed term. If your circumstances change during the tenancy and you have to leave earlier than the fixed date, get in touch with us straight away and we will run through your options and try to accommodate your situation.
If you do break the fixed term tenancy, we will pass the cost of advertising the property, plus other associated costs, onto you, which could include a tenant finder fee, which is usually paid by the owner.
If you are on a periodic tenancy, you will need to provide the property manager four weeks notice in writing.
How much does it cost to get into a property?
Your bond is equivalent to four weeks rent, as well as two weeks rent in advance.
What is the screening process?
Once we receive your application, we check over all the information you have supplied and check your credit references and previous landlord references.
Your application, together with any others that may have been received for that property are then either sent to the owner for their consideration or handed to our property manager to look over.
Sometimes the owner will decide quickly on the successful applicant and at other times they ask us to do a number of viewings so that they have a number of applications to look at.
How do I arrange to view a property?
The first thing you should do is drive by the property to ensure it’s a property that you’re interested in. If it is, please email the property manager a day and time that suits you and we’ll do our best to accommodate you. If we make a time for you, please ensure that you attend as we have organised the viewings with the current tenant and/or owner and the Property Manager has taken time out of their busy day to show you.
What if I haven’t rented in New Zealand before and have no references?
If you’re new to renting, don’t worry. Someone will give you a first chance and at Mayne Realty, we may be able to help with that.
What if we have pets?
We will try to find properties to rent that are pet friendly so advise us of what pets you have and we will do our best to assist you.
